Zoning Ordinance

Zoning ordinances are effective ways to channel development and ensure conforming uses.  A Zoning ordinance divides a city or county into districts and prescribes land use type, land use relationships, densities, height and setback, bulk distribution, required and accessory parking, loading and servicing requirements, and performance standards, within a defined boundary. Zoning Ordinances are prepared according to Iowa Code Chapter 414 (city) and 335 (county).  As taken from Chapter 414A, the purpose of a city zoning ordinance is "for the purpose of promoting the health, safety, morals, or the general welfare of the community or for the purpose of preserving historically significant areas of the community."  The objectives of a County Zoning Ordinance are similar and designed more specifically to preserve the availability of agricultural land and to encourage efficient urban development patterns to prevent the overcrowding of land.  In Iowa, a Zoning ordinance must be based on a current comprehensive plan.
